Conditions for obtaining a policy

The policyholder and the insured persons under the contract are the categories of people listed in the “Mortgage Insurance Rules” dated November 09, 2015. According to the document, life insurance covers the risks of accidents and illnesses, regardless of citizenship.

Only legally capable persons over 18 years of age, whose age at the end of the contract does not exceed 75 years, are admitted to insurance. At the same time, their state of health should be assessed as satisfactory, i.e. they should not have a disability of the 1st and 2nd groups (with a supporting certificate). If there are medical grounds for the disability of these groups, the policy will be denied.

Also, an examination of mortgage housing may refuse a policy if the building is considered dilapidated or at risk (cataclysms).

Important. The borrower is obliged to notify the insurance company about long trips abroad, a change in type of activity (work), as well as about significant illnesses that have arisen within 10 days from the moment they became known.

As for the rates and cost of insurance, the conditions are purely individual. With excellent health indicators and the absence of traumatic hobbies, the cost of the policy decreases. And vice versa - the older the borrower and the more pathologies or chronic diseases he has, the more expensive the service is.

For example, a girl born in 1990. at the request of the bank, buys a policy with a collateral amount of 5 million rubles. She spends 13 thousand rubles a year on insurance. And if a man with the same conditions buys a policy, but is 20 years older (born in 1970), then the insurance costs him 50 thousand rubles.

In what cases are payments calculated?

Insured events are only accidental circumstances resulting in loss of ability to work or death of the insured persons. In accordance with the “Rules”, payments are accrued when:

  3. Temporary loss of ability to work for a period of at least 30 days.

If insurance is carried out after receiving a mortgage, when mandatory insurance of the collateral has already been purchased, then the policyholder applies to any insurance company. The bank must remain impartial in this regard.

The right to freely choose an insurance company is spelled out in clause 3 of Government Resolution No. 386 “On cases of admissibility of agreements between credit and insurance organizations” and No. 135-FZ “On the Protection of Competition”. Tariffs and rates in insurance companies often depend on the creditor bank, which issues many insurance requirements.

Is it possible to get insurance if SOGAZ does not cooperate with the bank?

The Russian government provides people with the opportunity to choose any company to take out mortgage insurance for their apartment. And it doesn’t matter whether the chosen company is a partner of the bank where the borrower is applying for a mortgage or not.

The lender does not have the right to refuse to issue a loan to a citizen only on the grounds that SOGAZ is not his partner. Therefore, if you want to enter into an insurance contract with SOGAZ, then you can safely go to the financial institution and notify it of the decision made.

Cost, tariffs and rates

Policy rates are set when drawing up the contract after determining the insured events. The approximate cost of the policy can be found on the SOGAZ website in the section for individuals (Real Estate - Mortgage Insurance (application)). The cost of the policy is affected by:

  • Gender, age, health status.
  • Amount and term of the mortgage (balance of debt).
  • Type of property (expert assessment).
  • Region where the property is located and conditions of purchase (primary or secondary market).
  • Type of professional activity based on danger.

Life insurance rates are differentiated and depend on the above circumstances. The average rate for insurance in this area is 0.2% for completely healthy young citizens and 1-1.5% for older people.

Attention! Insurance coverage cannot exceed the loan amount and is limited to the premium shown in the policy. In the event of the death of the borrower, the property and debts on it pass in accordance with the established procedure to the heirs.

How to calculate insurance online?

To determine the cost, fill in the following fields:

  • creditor bank;
  • city;
  • mortgage amount or debt balance;
  • type of insurance;
  • Date of Birth;
  • number of insured;
  • share (%) of life insurance in the loan agreement.

Typically, banks indicate how much life insurance should be insured to cover possible risks (voluntary agreement).

To get a percentage share, you need to divide the mortgage amount by the limit in the agreement.

Example 1:

Young man born in 1985 from Moscow takes out a mortgage in the amount of 10 million rubles. in Sberbank for the purchase of land. Insurance under the loan agreement is RUB 3.5 million. The share of life insurance is correspondingly equal to 35%. The man decided to purchase a package policy that provides insurance for all risks.

In this case, the life insurance policy will cost approximately 10 thousand rubles. (without taking into account health status, site examination and other formalities).
